250 MAIN HOTEL, Rockland, ME

The five-story design maximized the 3700 square foot corner parcel and created a southern gateway to Rockland’s central business district. Developed by Cabot Lyman of Lyman Morse Boatbuilding, the 17,000 square foot project has drawn rave reviews by offering guests 26 rooms above a gracious lobby, organized around dramatic, two-story interior “galleries” featuring inspiring artwork.

Stepped massing reduces the scale and minimizes impact on surrounding residential properties, while creating outdoor terraces where guests enjoy sweeping views of Penobscot Bay. Lower floors are clad with a red terra cotta tile rainscreen above local granite, while the recessed upper floor is finished with glass and matte gray aluminum to merge with the sky.

Lyman Morse Boatbuilding has a developed a world-class reputation for craftsmanship and sustainability over its 35-year history, and many interior finishes and fit-out were produced by the boatyard. Sustainable features include high-efficiency exterior skin, light-shelves, green roofs and roof-mounted solar vacuum panels to supply hot water.
